Roof cleaning & soft washing
The job most people mean when they say the roof "looks tired". Cleaned at low pressure so the tiles come out of it in one piece.
A roof goes green from the north side down. It is algae first, then moss holding water against the tile, and on a porous concrete tile that water is what does the damage — not the moss itself.
The fix is not a pressure washer. High pressure strips the granular surface off concrete tiles and drives water under the laps, and plenty of roofs have been ruined that way by somebody doing a favour. We wash at low pressure and treat the surface with a biocide, which kills what is there and slows down what comes back.
What's included
- Roof washed at low pressure — no jet washing on tiles
- Biocide treatment across the treated area
- Render, cladding and conservatory roofs done the same way where you want them
- Gutters and valleys cleared afterwards, because the washing fills them
- Debris bagged and left tidy
- Before and after photographs of every elevation
- A test patch first, so you can see the likely finish before the whole roof is done
- Worked from a mobile scaffold tower rather than ladders propped against the gutter
How we do it
- 01
Look at the roof first
Some roofs should not be walked on and some should not be washed at all. If yours is one of them you get told that before anything else.
- 02
Do a test patch
Before the whole roof gets washed, we clean a small patch and let you look at it. That way you can see how yours is likely to come up before you commit to the job. Roofs differ — age, tile type and how long the moss has been there all change the result — so it is a guide to your roof, not a promise that every roof finishes the same.
- 03
Protect what is underneath
Planting, paths and anything that stains gets covered or wetted down before we start.
- 04
Wash and treat
Low pressure to take the bulk off, then the biocide. It carries on working for weeks after we have gone, so a roof often keeps improving.
- 05
Clear up after it
Everything washed off the roof ends up in the gutters, so they get cleared and flow-tested as part of the same visit.

Often booked with this
Same visit, same access — so it costs a good deal less than a separate trip.
Roof moss removal
Moss removed tile by tile rather than blasted off, then the valleys and gutters cleared so it doesn't wash straight back down. Ridge and hip pointing inspected while we're up there.

Pole-mounted vacuum worked from the ground wherever it will reach, with a camera on the head so the run is inspected before and after. Downpipes and hoppers flow-tested, debris bagged and left tidy.
