Conservatory roof cleaning

A conservatory roof has a hidden gutter running along the join with the house. It's narrow, it's usually out of sight, and it fills with leaves, moss and roof grit faster than anything else on the building.

When it blocks, water backs up under the flashing and comes through the ceiling inside the house — not the conservatory. That's the call we get most often, and it's almost always preventable.

What's included

• Glass or polycarbonate panels cleaned top side
• Box gutter cleared out and flow-tested
• Glazing bars, frames and finials cleaned
• Ridge trims and end caps checked
• Algae removed from the panel joints
• Surrounding gutters cleared if blocked

How we do it

1. 01

   Box gutter first

   Before anything else, because it's the bit that causes damage. Cleared out by hand and flushed through to confirm it drains.

2. 02

   Panels cleaned

   Soft wash across the panels, worked in sections. Polycarbonate scratches easily, so nothing abrasive goes near it.

3. 03

   Frames and bars

   The aluminium glazing bars collect grime in the channels. They get cleaned out rather than wiped over.

4. 04

   Rinse down

   Clean water over the whole roof so nothing dries back as streaks, and the conservatory windows get rinsed too.
